A Miami security deposit is commonly one to two months' rent, and whether you see it again depends partly on the condition you leave the unit in. Under Florida Statute 83.49 a landlord may only deduct for cleaning if the place is left dirtier than ordinary wear and tear, and must give written notice of any claim within 30 days of the tenancy ending. A professional clean does not stop a landlord attempting a deduction. What it does is move the argument onto documented ground.

A move-out clean goes well past a standard visit: inside every cabinet and drawer, behind and under every appliance, every baseboard and door frame. In Miami we spend the extra time on the damp spots, the bathroom caulking and the under-sink cabinets and the window tracks, because mildew is one of the things landlords here deduct for most often.

Our checklist is built around what property managers in Miami-Dade actually check, which is the oven, the fridge, the grout and the insides of the cabinets, in roughly that order. Book the clean after everything is out and before you hand back the keys, photograph the rooms afterwards, and keep the invoice with the scope written on it. Those three things are your evidence.

The same clean works in the other direction. If you are the one moving in, book us after you get the keys and before the movers arrive. An empty property is the only window you get to clean behind where the washer will stand and inside closets that are not yet full of your things. The spots a previous tenant's move-out clean skipped are usually the ones that only matter to the person about to live there: the HVAC vents, the closet shelves, the damp under the sinks.
