Miami is one of the most competitive short-term rental markets in the country, with thousands of listings across Miami Beach, Brickell, Wynwood and the rest of Miami-Dade. Cleanliness is the thing guests write about, and it is the one part of a stay that a turnover clean directly controls.

A turnover is a different job from house cleaning: a fixed window, a guest-facing standard, laundry attached, an inventory to restock and a report at the end. We work to a written checklist that covers all of it, down to where the amenities go and whether the towels are folded the way your photos show them.

Checkout at 11am and check-in at 3pm is a four-hour window, and it does not move for anybody. We schedule against it, put a two-person team on the flips that are genuinely tight, and send a photo confirmation when the unit is guest-ready. Hosts running several properties get priority scheduling and the same team each time, which matters more than it sounds: a cleaner who knows your unit spots the missing remote.

There is no off-season here. Snowbirds run November through April, summer travellers June through August, and the event calendar fills most of what is left: Art Basel, Ultra, the Boat Show, F1. December through April is the crunch, and that is when a cleaner who does not turn up costs you a cancellation and a refund rather than a cleaning fee. It is the reason we keep cover rather than assigning one person and hoping.
