Cleaning in Brickell — What's Different
Brickell is Miami's densest residential neighbourhood, and cleaning here is a logistics problem before it is a cleaning problem. The towers along Brickell Avenue, Brickell Bay Drive and Brickell Plaza almost all require vendors to file a certificate of insurance with building management before a cleaner is allowed upstairs, and most restrict service access to a freight elevator that has to be reserved in advance — often in a fixed window, often not on weekends. We carry a COI, we file it with your building, and we book the elevator. The housing stock is overwhelmingly one- and two-bedroom condos between 700 and 1,400 square feet, which makes a standard clean fast — typically two to three hours — but the finishes raise the difficulty. Floor-to-ceiling glass is the defining feature of a Brickell unit and the defining cleaning problem: interior glass shows every streak, and the salt haze coming off Biscayne Bay settles on the inside of sliders and balcony doors far faster than it would inland. Balcony tile and railings need a different approach again, and many buildings prohibit anything that could drip or blow onto the units below, which rules out the hose-and-squeegee method entirely.
Humidity is the other constant. Brickell units run air conditioning year-round, and the combination of a sealed envelope, a bathroom with no operable window, and 76% average humidity produces mildew on grout, silicone seals and behind furniture pushed flush to an exterior wall. We treat bathroom grout and window-wall condensation channels on every recurring visit rather than waiting for it to become a deep-clean job.
Brickell also has the highest concentration of short-term rentals of any Miami neighbourhood outside Miami Beach, and several towers permit them explicitly. If you host here, the turnover constraints are the building's rather than the platform's — elevator windows and guest luggage access shape the schedule more than checkout time does.

Most Brickell towers require vendors to file a COI naming the association as additional insured before entry. Send us your building name when you book and we handle the filing directly with management — usually cleared within one business day.
Freight elevator reservations
Service access is by freight elevator in nearly every building here, often restricted to weekday business hours and bookable only by the resident or a registered vendor. We reserve the slot as part of scheduling.
Floor-to-ceiling glass
Interior glass and slider tracks are cleaned on every visit. Exterior glass above the ground floor is the building's responsibility and is handled by their contracted window crew, not by us.
Balcony restrictions
Most associations prohibit water runoff from balconies. We clean balcony glass, railings and tile using a damp-and-extract method that produces no drip onto lower units.
